Treasure Beach, St Elizabeth, home of striking landscape, and uncrowded sands, private coves and rocky shores, is set to boom with real estate development, with the recent launch of Treasure Bay Estates.

Treasure Bay Estates is a brand-new gated community in Great Bay, Treasure Beach. This thoughtfully planned development features 132 residential lots, each approximately quarter-acre in size, with ocean and mountain views.

Each lot is sold with approved architectural plans to choose from four attractive modern designs to suit your lifestyle.

According to Nevin Nish, qualifying director/real estate broker at Keller Williams Jamaica Reality, the lead real estate company on the project, there has been a tremendous outpouring of interest in the development, with over 30 per cent already sold in under one week.

“International investors are drawn to Jamaica’s picturesque beachfront properties and vibrant cultural scene, contributing to the demand and rising prices. A thriving tourism sector boosts demand for both residential and commercial properties, including hotels, vacation rentals, and related businesses,” Nish said.

Investments in infrastructure, such as highways and airport expansions, Nish indicated, have made certain areas more accessible and attractive for development, further driving up property values.

Jamaica’s real estate market is experiencing significant growth, driven by factors like increased foreign investment, tourism, and infrastructure development. Residential property values have seen substantial increases in areas like St. Catherine, St. James, and Manchester and now St. Elizabeth. This growth is projected to continue, with the market expected to reach US$205 billion by 2034.

“Rapid urbanisation is leading to increased demand for housing and commercial spaces, particularly in and around major cities.  There is a growing trend towards sustainable and green building practices, making properties more attractive to environmentally conscious buyers. This area has seen a significant leap in property values, fuelled by rapid urbanisation and infrastructure investments,” Nish said.

Purchasers are required to complete construction within five years of purchase.  Features also include a clubhouse with pool, gym, and on-site management office, hard courts for tennis, pickleball, and other recreational activities, including a children’s playground and beautifully landscaped green spaces.

“Our objective is to see a seamless and well-built out community, where families and investors can go through the period of construction and discomfort, to minimise lots being left empty and unfinished homes,” Nish said.

Ideally, in the year 2030, every household should be living in a well-constructed dwelling unit. The vision of this sector plan, therefore, embodies the concept that housing represents a broad continuum of affordable and appropriate housing options related to the incomes of target groups.

Housing is not only an important component of the economy but has great social

significance as shelter is a basic human need. At the same time, through its location, housing forms the basis for activities in the community such as interactions with neighbours, work, school and shopping.

According to Nish, do not miss your chance to own a piece of paradise in Treasure Bay Estates, where the remaining lots are waiting to become the foundation for your best life.

“Imagine a community where you can raise your family, set down roots, truly relax, and reenergize amidst the stunning beauty of Jamaica’s south coast. Treasure Bay Estates seamlessly blends the tranquillity of a private enclave with the vibrant spirit of the wider Treasure Beach community – a place renowned for its peaceful atmosphere and strong sense of togetherness,” he said.

“This admirable culture, coupled with the refreshing proximity to the beautiful beaches, perfectly complements the warmth of the local people. Given the high demand for properties on the iconic south coast, home to the internationally acclaimed Calabash Literary Festival and renowned eateries like Jack Sprat, now is the perfect time to invest in a lifestyle that offers both serenity and excitement,” Nish added.
